What do you guys think

Been to look at a job for a builder friend of mine.

Customer has approx. 60m2 going from hallway (front door) into a dining room, large open plan kitchen, utility room and downstairs shower room. The floor would flow from old house into new section.

The tiles are 205x615 wood effect to be fixed in brick bond over a floating floor (floorboards). I've told the cust that the floor would need appropriate boarding throughout and ditra on top. However the customer adamant they do not want any expansion joints as this would spoil the flow of the floor.

I've told them the problems they may encounter in future if there were none, their words....'Well our friends have a similar floor and they've not had problems'

Am I wrong, what would you guys do.

Just to add the builder has told them he'll ply the floor, I've told him cement board.......:mad2:

i use Silicon that matches grout colour for expansions .

i walked away from 30 m2 floor because of 6mm ply.

I don't think that'll work in this instance, due to the brick bond. It's a tough call really... The Ditra should take up a certain amount of the expansion, but will it be enough?

i did 40 m2 of 15/90cm over electric ufh 4mm spacers on ply used fiber glass mesh over whole floor and 20 bags of self leveling 2 years passe and its still good. its timber floor on joists

You fitting UFH or not? Why not install wooden threshold strips at doors. I think they look better.
I know its 60mtrs but with ditra and a good addy and grout. 4 different rooms I think you probably be fine not fitting any :sofahide:

that was my 2 yrs ago. And to be honest im suprised its still good. no expansion jonts. but i was insisting on them.tiles cost 75£ sq meter at the time.

How is the area broken down. What coverage in rooms.
Schluter still advise expansion joints on the surface covering as per standards.

If it's brickbond I hope the floors good , any dips/humps ( presuming you don't slc prior to Ditra ) you'll have to take out with adhesive . Solid floor I wouldn't have a problem , woodern , different story , more risk of failure imho.

Just my short thought while aimlessly Sunday surfing. 🙂

Diggy 🙂

7.3m x 4.9m with an island in the middle of the room

Ooo that's lucky. Off the top of my head its something like every 40sqm and no area with a run greater than 8m. Which makes you border line.
If Im right then id say threshold joins in doorways and a perimeter expansion over Ditra should be fine.

I always thought it was a 10 metre run!?! Either way, you know the customer is going to balk at the threshold strips. Maybe just try for matching Silicon joints in the doorways, although that may not be possible, due to laying out.. The other option is that you could explain the potential problems, of tiling right through, and just go with what they decide. I've done it a few times, and so far, been lucky. 😉

As you're going to Ditra the floor anyway, I wouldn't bother with cement boards. I'd just ply it with 12mm ply, screwed every 150mm. Unless height is an issue? Let the builder ply it, then show the customer that its not flat, and you'll have to level it with SLC, before the matting can go down.
