I went and priced a job today :hurray: for an Insurance company that I contract to a few times per year. I will list the job and put some fixed prices in that I know already. I have a figure in mind and I will pm it to Dave or one of the mods immediately after posting this thread. I want to know if I am too dear or in the zone so to speak.

Its water damage from a split pipe, it started in the flat above an office and seeped through over a period of time into the rooms below. Here is the spec;

Rip out and replace a 8 mtr plasterboard ceiling, replace sodden insulation (2 rolls approx)
Replace 12 spotlights (electrician has condemned them) Price £500 fitted

The kitchen in the flat above is fitted on the tiles, 60% of the tiles are off the floor so all have to come up as does the sodden 18mm chipboard.

So the client wants the kitchen removing and the whole floor replaced.

Remove 8 floor units, worktops, cooker fridge etc.
Rip up and replace the chipboard with 18mm ply, overlay with hardibacker and retile. Approx 13 mtrs of tiles, allow £30 per mtr for new tiles. £390.

Refit kitchen as was.

Emulsion ceiling and walls in the office below, gloss paintwork (only skirts)

remove and replace approx 13 mtrs of carpet, (price in hand £250)

I would appreciate some feedback, before anyone asks, I have met the loss adjuster and agreed the spec, I am not doing the electrics, I am using a friend (part P)

I haven't given any prices Mike ? I have only told you some fixed prices that I know of already;

lights £500
tiles £390
carpet £ 250

all the rest is on top.

I am asking for input to all the rest of the work, I have a starting price of £1140 for subbies and some materials, all the rest of the work has to be priced; removing the kitchen etc, the floor and laying tiles.
I have only given you the prices I know for some work.

Do a good bit of insurance work myself - usually fire an extra 10-20 percent or so onto the insurance jobs, if that's any sort of guideline.
 
ceiling in office will need stain blocking then 2no coats emulsion £25 m2

wood trim ,strip off loose paint and make good, knot and prime,undercoat and gloss £32 linear metre

adjust these rates upwards if the total meterage is too small and makes the job unviable

i need to price check on the materials for the chippy work

I allow two days to ripout and refit as you need to mess about with the plumbing and refitting plinths etc when you refit and i dont know your local chippy rates

i no longer fix ceilings so dont know the rates now

Come on boys, I know how to price, I really just want to get a feel of different pricing structures around the country.

I want to see how far apart we are on these things. I can assure you all that I have submitted my price to admin already so I am not trying to get someone to price this for me, I think it would make interesting reading.

you should have said, I was surprised that you were asking us to help with your pricing

Im more than happy to give my rates but I use variable pricing

im a sole trader and have all my costs worked out to the hour

i will give a great long waffle of how I arrive at and adjust my rates if its wanted but for now

my rates are £140-£200 a day, its been a while since ive had £200 due to the economy being so flat
so for the last two yrs its been £140-£180

So what would you price the job up at? Ballpark figure for the lot and you pay the subbies, electrician, carpets etc.

I'm not trying to pin anyone down, its just a general feel for how much people charge around the country.

PS, the ceiling in the office will be ripped out Mike.

Way too cheap for insurance work

For example removing and replacing a bath £450 for labour...Accepted always

Removing the kitchen and refitting should be at least twice your estimate, Removal will be slow as you are needing to keep units free from damage

What is way too cheap Sim?

Looks like a bit of confusion here, I was trying to compare different ways of pricing around the country. I only gave a few fixed prices.

Anyway my price was £4200......accepted by the company.

Dom, your post is a bit like an A level question! A bit difficult to work out prices because there are so many trades involved. You should call yourself 'DiamondBuilder'. I guess you are happy with the price. I hope all goes well and that you do not find any more water damage. Hopefully you have a line in your quote that caters for unforseen circumstances. I am happy with the price Sean and I always have the unforeseen circumstances clause in my estimates. It will be invoiced through Complete Maintenance Services not The Diamond Tiling Co.

It seemed very straight forward to me, usually spec and a pricing structure for each job. It was a bit of research into how people price differently around the country. Maybe I should become an A level question setter.
