We live in a ground floor new build apartment in a block of 11 apartments built in 2005. Due to a number of issues in the block, there was a large refurbishment/remedial project undertaken in 2016. It transpired that the screed floor in the living/dining/kitchen area of our apartment was cracking due to poor construction and crumbling screed (this became evident due to cracked tiles).
The screed was taken up and put back down by a contractor but they had to do this three times before it was anywhere near acceptable. The first time the screed failed the compression tests (too much sand & not enough cement). The second time it was too wet and didn't dry. On the third attempt some issues with hollow spots were found but we were persuaded to accept it as it had taken two years to get to this point.
Eight years later and the grout in the tiles is separating away from the tile across the whole of the floor. in a couple of places we can hear a slight crack when we stand on the tile. It started to happen in 2021 and has got progressively worse. See photos attached. What do you think the cause might be and what can we done about it?
