Bentens tile sealer is the best sealer for terracotta and may be can be purchased from Elon, brush the tiles clean with a soft hand brush then apply the sealer in an even coat using a rad roller allow this to dry then give them another coat at 90 degrees to the first coat of sealer, third and final coat will give a long lasting seal which you will not have maintenance issues with as you do with many of the traditional sealers used on terracotta, i have used this so many times on the elon saltillo terracotta tiles and swear by it
good luck
