Had a phone call a week or so ago,"hello is that mike,you have been recommended by a guy who works for me,am refurbing a restaraunt was wondering if you could come and give me quote" i says no problem,hows about i come over around 4 this afternoon,he says great.

So arrives at said restaraunt the job is 105m2 floor the whole dining area ,gives him a price of just under £3500 labour only,he then says ok are you going to check the floor make sure its ok,i says yes ,i wonder what he thought i had the 2.5m straight edge for :dizzy2:,so throws the edge over and it isnt to bad in the main,but there is a rise were they had removed a wall not a massive one but enough to need sorting,i tells him and he says ok will get that levelled,we agree a start date ,the day before i was due to start he phones and ask if we still on for tomorrow,i says yes and he replies"so you will be coming today with the screed to level the floor" I near choked i said no you said you would sort it,he replied did i thought you said you would do it,so we eventually sorted it out that he was mistaken ,he then says ok come tomorrow will be ready for you to start,right i'll be there first thing.

Turns up the next morning all geared up and ready to go ,screeding is done but not great so i think i'll throw a bit more on in one area and start tiling at the other end,does that and starts setting out,so after all that am ready to start,right fred weres the adhesive ,he replies i thought you were getting it,i basically laughed in his face,but he was serious.

I said i give you the price labour only,no materials included:mad2:he said well i thought you would get the adhesive at least,by this time i had turned grey and was close to packing up when he pulled out my written quote and there in bold letters was the price and the words LABOUR ONLY.

He apologised and said i have 10 bags of adhesive in my van(off another job yeah)that will get you started,will bring the rest tommorow.

Wish that was the end of it,he then says the reason he got mixed up is that the tiler he normally uses supplies all the materials does all the prep for ............

I choked on my coffee,thought he musnt have used a tiler since the 1960's.

Jobs started anyway after all the messing and is looking good cant wait till tomorrow to see what he tries on :yikes:

Yes ,we started it last sat and sunday,he gave me a cheque for what was done on monday,stipulated as i had never done work for him that i wanted paying for each area he wanted doing ,as he cant give me the whole floor due to other trades,so we done around 30m2 on saturday and grouted it sunday,then give him till today to get the rest clear for us,cheque should be clear tomorrow.

he ll think of something else you were supposed to supply by tommorrow , grout perhaps LOL


Yeah and there 600x600 polished porcelain(from b&q 🙁 )so he will be expecting to buy the sealer and wax remover to no doubt

That sounds suspiciously like a builder I know from Southport mate !!!!!

No mate hes from wigan or something,all builders sound the same mate lol,once had one have me drive to derbyshire to tile about 2 m2 and nearly died when i billed him for £200 he thought i was gonna do it on meterage.

You should have told him you did do it on metreage and you charge £100 per m2:lol:
 
I just worked that out to be £33.00m2 and I dont mean to offend, but thats a good rate these days on commercial work, in fact a very good rate. You would be lucky down here to get that for even a LAG contract (Labour Adhesive Grout), so dont knock it.

I'd be charging that at least for polished porc Lynn, even up here in't North:smilewinkgrin:...labour only:thumbsup:

Doug, I understand you may be charging that for domestic work, but this is commercial and you should never compare what you are getting for someones bathroom to 100m2 shopfit. If someone came to me tomorrow and said I'll pay you £33.00m2 for this kind of area, Id jump at the chance and keep that type of work coming in.

Dead right Lynn:thumbsup:

My Dad and Brother still insist on doing large commercial jobs and when they tell me what they are getting per m2 it's frightening - especially for the type of jobs they are doing, i.e. prestige. Some rates are less that what were kicking around 5 years ago:yikes:

I'm sooo pleased I got out of it!!:smilewinkgrin:
 
I'm with Lynn here. I've done some figures as I know how quickly I can fix floor tiles ( I'm uselessly slow on walls) and I'd do well on that even supplying addy & grout and assuming it's not a lot of corridors and it's regular floor tiles.
 
We can debate pricing if you want,although the topic wasnt about that :thumbsup:

The reason for the price which may seem high to some,was while its a big area there is a lot of work involved theres four columns to cut round,an bar which runs on the angle loads of little niches to cut into an entrance way and two bay windows so a lot of work setting out cutting etc infact the thirty metres i laid on saturday was the easiest part of the job,was in yesterday and today and probably only done half that,hence the price.:thumbsup:
 
Did you ask him why his other tiler left?

Have you arranged a deposit/stage payments?

Have you sorted who's paying the tax as you are sub-contracting?

Sounds like it might end in tears to me this one. Hope not.

Id be wacking that all in on one application, the reason being this, you put it through on two applications your going to have to fight twice to get paid. On the second application they will try and knock you, because that is the nature of the beast.

They will also deduct the 20% if your not on gross status with HMRC, but you can claim that back, make sure you have your certificate to hand or they could deduct 30%.

I am the main (tiling) contractor so its down to me to sort tax out,the reason i got a part payment was because i had never worked for him before,and from what i can gather while he is a nuiscance he always pays.

Am not the only trade he has tried it on with ,the guys on site have told me he does that but then always pays(same as all builders i have ever worked for),they try and find a chink in your armour and if it works they are quids in,am too long in the tooth to fall for that crap,first cheque has cleared today ,dont forsee a problem.
 
nice one...£33-00 a meter is a very very good rate in this climate, especially on commercial work in the clubmoor area. but good luck to you, get it while its going ;0). the builder must be onto a nice little earner on that job too.
 
I never said i charged him £33m2,regardless of what the price is and regardless of what area its in ,i charged what the job was worth if it works out at £33m2 then so be it,but the job will take me longer than a 105m2 straight room will,so i gave him a price based on what it was worth for me to do the job and how long it will take ,the way its panning out i will have priced it cheapily.

I never went in saying am charging him £33m2 and the topic was about his cheek not my price, am not telling you guys how much i price in the future

i dont think people will be too concerned what you price mike..you put the figure what you were being paid fella? my reply was simply stating its a very good rate....yes some builders try it on, hasnt that always been the case..
 
my bad ed just read my post back and it came across as rude,wasnt my intention ,was meant as a tongue in cheek reply.
 
That is the thing with forums, you type and post, we read and think WTF..:lol:

I have a tendancy to do it all the time mate,what sounds good in my head always comes out the wrong way.

I am a much nicer person face to face than what i sound on a forum :lol:
