So many factors to consider when tiling!
£40 per metre might be really cheap if you're fitting handmaid Moroccan, hand painted, single fired terracotta tiles in a herringbone pattern, around 4 corners in a house which is 100 years old with corners which aren't plumb!, or it might be a expensive if you have a nice power floated concrete floor and you are fitting 450 x450mm in a room which is square with one doorway!

Listen, GOOD tiling is the hardest thing in the world to price!, there is no such thing as an absolute flat metre rate! For example,
A 3 metre kitchen can easily be 2 days work!, therefore, is £120 too much to pay?
